Location

Clonee, Co Meath, Ireland

Industry

Data Centre — Ireland

Project Cost

€650 million

Background

This commercial development project consisted of three single-storey data centres, split into three phases on a 95-hectare greenfield site in Clonee, Co Meath, Ireland. The data centre buildings include rooftop mechanical equipment measuring up to 8.6m to the roof eaves, with a parapet wall up to 9.1m and roof-mounted plant screen wall up to 15.9m. Site infrastructure includes access roads, car parking, internal roads, entrance security hut, landscaping, and a 220kV substation. The project constituted highly modular off-site production, effectively acting as a system comprising hundreds of off-site modules. The team had to factor in each micro-level detail of logistics, production pace, resources, and other potential constraints.

Challenges

  • Working at height across large-scale data centre structures
  • Delay in handovers between trades and project phases
  • Latency in progress updates from site to the planning team

Solution

VisiLean was deployed as the integrated lean-BIM production management platform:

Dynamic BIM Integration — VisiLean dynamically linked production plans to the 3D BIM model, improving trade handovers and enabling real-time activity tracking.

Regimented Supply Chain Process — A regimented process in collaboration with the supply chain ensured strict discipline in planning, scheduling, and control processes.

Systematic Planning & Execution — VisiLean as a Lean and BIM integrated system replaced traditional sticky notes with a systematic planning and execution system.

Outcomes & Impact

  • 60% reduction in project defects through improved planning and coordination
  • 45% reduction in labour spend across the entire project lifecycle

Key Learnings

  • Integrated lean-BIM platforms are essential for managing highly modular off-site production at scale
  • Dynamic linking of production plans to 3D BIM models significantly improves trade handover quality
  • Strict discipline in planning processes across the supply chain is critical for large data centre projects
