Lean Construction — Methods, Principles and Software
Lean construction is the application of lean production principles — flow, pull, continuous improvement, respect for people — to construction projects. It grew out of Toyota's production system in the early 1990s (Ballard, Howell, Ohno, Koskela) and has since become the operational discipline behind most modern construction schedule-optimisation and production-control work. The four core methods

Womack and Jones distilled Toyota's production philosophy into five principles. Applied to construction they translate as follows:

Define value from the client's perspective
Value is what the client will pay for — a working building, safely delivered, on time, within budget. Everything else is either a support activity or waste. Lean construction starts by asking which activities on the programme actually create client value and which merely enable them.

Map the value stream
Trace every activity that turns an input (drawings, materials, labour) into value-adding work. On a typical construction site, published research consistently finds that only around 30–40 percent of on-site time is spent on value-adding work — the rest is waiting, moving, reworking or coordinating.

Create flow
Trades should move continuously through the work, not stop-start. Flow is what Takt planning is specifically designed to produce, and what constraint-driven make-ready in the Last Planner System is designed to protect.

Establish pull
Downstream trades pull work from upstream when they are ready to consume it, rather than upstream pushing work into inventory before it can be used. Pull scheduling and the Last Planner commitment cycle are the two mechanisms that operationalise this.

Pursue perfection
Every missed weekly commitment carries a reason code. Every reason code feeds the next lookahead. The plan itself gets more honest week over week — this is the compounding advantage of a well-run lean programme.
The eight wastes on a construction site
Taiichi Ohno's original seven wastes (with the later addition of underused talent) map onto construction sites almost one-to-one. Lean methods target them systematically.
Waiting
Crews idle for drawings, sign-off, materials or the preceding trade to finish. The single biggest waste on most sites.
Overproduction
Installing work before the sequence needs it — a wall built before the MEP behind it is ready, forcing rework.
Rework and defects
Snagging, quality failures, dimensional errors. The visible waste — but the reason usually lives upstream in flow or pull.
Motion
Crews walking the site to find tools, materials or supervisors instead of doing installed work.
Transportation
Materials moved multiple times because staging areas are wrong for the current sequence.
Inventory
Stockpiles held on site because deliveries are pushed rather than pulled — cash tied up, damage risk, congestion.
Over-processing
Doing more than the spec requires — a common source of margin erosion on fixed-price contracts.
Under-utilised talent
The most senior tradespeople doing repetitive tasks a competent apprentice could complete. Often invisible until PPC is measured.

Lean construction adapts the ideas — Last Planner substitutes for Kanban, Takt planning substitutes for line balancing, PPC substitutes for OEE — but the underlying philosophy of flow, pull and continuous improvement is unchanged.
What are the main lean construction methodologies?

Do teams need formal lean training to use these methods?
Any of the individual methods can be run at a basic level without formal training — a CPM schedule, a weekly commitments board, a Takt sequence. But the compound gains (reliably sustained PPC above 75%, real Takt rhythm, live 4D scenes tracking actual field progress) come from the culture change lean training seeds. A common pattern is: pilot one method with light training, prove value, then invest in Lean Construction Institute-aligned training for the wider team.
What software supports lean construction?
